Property assessment roll
1. Who establishes the value of an immoveable?
The value of an immoveable is established by a professional evaluator. The standards and regulations are established the Loi sur la fiscalité municipale and rules established by the ministère des Affaires municipales, des Régions et de l’Occupation du territoire.
2. What is the property assessment roll?
The property assessment roll is the inventory of all immoveables (land and buildings), including their assessment. This is the basis for each individual tax account. Each property assessment roll is in force for a period of three years and reflects the value as of July 1stm the year preceding its deposit.

3. If the value of my house increases from one assessment roll to another, will I pay more taxes?
Not necessarily. There is not a direct link, the municipality reduces the tax rate to compensate fully or in part for the increases in assessment.
4. Can we have an indication?
Generally speaking, those owners who have an above average increase in the value of their property will have an increase in their taxes, and vice versa.
5. How is the property assessment established?
Evaluators taken inot account the sales of properties, renovations and new constructions to establish the value of all properties. The goal is to arrive at a probable price if the property were sold in a free and open market.
6. May we contest the value of a property?
Yes. Owners have until April 30 2012 to contest the new evaluation for 2012-2013-2014. If you are not satisfied with the results you may bring your cause before the courts (Tribunal administratif du Québec).
